Marriage Services Property Legal Package

Our Property Legal Package includes the following services:

  1. Title Search and Due Diligence – Our lawyer will check the Title deed of the property and the specifications of the property to be purchased. This is necessary to avoid problems later on such as the issue of back taxes, common properties, zoning and other types of encumbrances. These property purchase exercises are important to ensure that you get what you are paying for and to avoid future legal problems and inconveniences arising from a fake Title Deed and property liens.

  1. Review of Contract – Before paying a deposit, it’s prudent to enlist the expertise of a reputable lawyer who will go over the Sale and Purchase Agreement for any vague and misleading provisions. The lawyer can negotiate with the seller if there are questionable provisions in the contract that need to be modified to fully protect your interest.

  1. Registration of the Property at the Land Office – Our lawyer can bring you to the Land Office to effect the transfer of the property into your name. If you are not in Thailand to do the transfer personally, you can sign a Power of Attorney Form so that our lawyer can transfer the property in your behalf.

Our lawyer can bring you to the Land Office to effect the transfer of the property into your name. If you are not in Thailand to do the transfer personally, you can sign a Power of Attorney Form so that our lawyer can transfer the property in your behalf. You can then pick the Title deed and other legal documents at our office at your most convenient time.
